Home Buying Help in Lockeford

Buying a house means a big check and a tall stack of paperwork. We put safety first: what the disclosures say, what the inspector found, where your deposit sits and how to move money without getting scammed. You make every decision. We make sure you see everything first.

Help buying a house, with the risks checked first

Most trouble in a purchase starts with something nobody read or nobody checked. A line in the seller's disclosure. A crack the inspector flagged. An email with new wiring instructions. Our job is to catch those things while you can still act on them.

We meet at our office, or by phone and video if that's easier. We help you find the right place, write a careful offer, line up inspections and keep your deadlines straight. When something looks off, we tell you plainly and lay out your choices.

If you also have a place to sell, our home selling help can run alongside your purchase so the two dates line up.

What our home buying help covers

Disclosure review
California sellers complete several disclosure forms, including a transfer disclosure and a natural hazard report. We read them with you line by line. Anything vague, we ask about in writing.
Inspection planning
A general inspection is the start. Depending on the house, we may suggest a pest report, a roof check, a sewer line camera or a well and septic test. Older houses can also call for a closer look at wiring, plumbing and lead paint.
An offer that protects you
We write offers with clear contingencies for inspection, appraisal and your loan. Those give you a safe way out if something serious turns up.
Deposit and escrow tracking
Your earnest money goes to escrow, not to anyone's personal account. We confirm it landed and keep a calendar of every deadline tied to it.
Wire fraud precautions
Scammers send fake wiring instructions that look like they came from escrow. We walk you through calling escrow at a number you already trust before any money moves.
Final walk-through
Before closing we go back through the house with you. We check that agreed repairs were done and nothing new is broken.

Signs you should bring us in

  • The seller wants an answer fast

Pressure to skip inspections or shorten deadlines is when buyers get hurt. We help you move quickly without giving up your protections.

  • You haven't read the disclosures

If the packet is sitting unopened, that's normal. It's also where the important details hide. Let's read it together.

  • The house is older

Houses built before 1978 may have lead paint, and older wiring or galvanized pipes can mean real repair costs. We help you plan the right inspections.

  • It runs on a well or septic

Some rural properties around Lockeford and Galt use a private well and septic system. Those need their own testing before you commit.

  • Someone asked you to wire money

Stop and check first. Never send funds based only on an email or text, even one that looks official.

How buying with us works

  1. 1

    Getting started

Sit down with us at the office, or set up a phone or video chat if driving in doesn't suit you. Share your budget, your timing and what a house needs to have. Before any tours, we put in writing how we work and how we're paid.

  2. 2

    Search and tours

We look at houses that fit. On each one we point out things worth a closer look, like roof age, water stains or an aging electrical panel.

  3. 3

    Offer and contingencies

We write your offer, explain each deadline and send your deposit to escrow. You sign only after you understand what you're agreeing to.

  4. 4

    Inspections and requests

Inspectors do their work and we go over the reports with you. From there it's your call: request repairs, negotiate a credit, go ahead with the house as it stands, or back out while your contingency period is still open.

  5. 5

    Closing day

We confirm wiring instructions by phone with escrow, do the final walk-through and get you the keys.

What affects the cost of buying

We don't quote numbers on this page because every purchase is different. What we can do is show you where the money goes so nothing catches you off guard. We go over these costs with you before you write an offer.

How we're paid
Our compensation is set in a written agreement before we start touring. It can be negotiated, and in some deals the seller covers part or all of it.
Inspections you choose
A basic inspection is one cost. Adding a sewer camera, roof check or well test adds more, but each one can save you from a far bigger repair bill.
Your loan
Loan type, lender fees and your down payment change your closing costs. We help you compare what your lender sends.
Escrow, title and county fees
These are set by the escrow and title companies and the county. We point them out on your estimate so you know what each line is.

Questions buyers ask us

Something not covered here? (209) 850-7398

Do I have to sign anything before we look at houses?

Yes. We sign a short written agreement with you before we tour together. It says what we'll do and how we get paid. Read it, ask questions and change what you need to before you sign.

How long do I get for inspections?

The standard California purchase contract gives you 17 days for inspections and most contingencies, unless you agree to something different. We may suggest more time for a property with a well, septic or an older roof. We track the dates so none slip by.

Can I buy a house that needs work?

Yes. The key is knowing how much work before you're locked in. Good inspections give you real numbers to negotiate with, or a clear reason to walk away.

How do I keep my money safe from wire fraud?

Get wiring instructions from escrow in person or confirm them by calling a number you found yourself, not one from an email. If instructions change at the last minute, treat it as a warning. We remind you of this before every transfer.

Will you still help if I'm shopping in Lodi or Galt?

Of course. Plenty of the people we help end up looking past Lockeford, in places like Lodi, Galt, Woodbridge and Morada. A house there gets the same disclosure read-through, inspection plan and wire check as one close to our office.

What if the inspection finds something serious?

Nothing is final while your contingency is still open. The seller might agree to handle the problem before closing, or to knock money off through a credit. You can also accept the issue as it is, or cancel the purchase. We explain how each path affects your deposit before you decide.
